Are your DECS up to date?
Public authorities must have a Display Energy Certificate (DEC) for a building if all the following are true:
- it’s at least partially occupied by a public authority (e.g council, leisure centre, college, NHS trust)
- it has a total floor area of over 500 square metres
- it’s frequently visited by the public.
DECs were introduced to increase public awareness of the energy efficiency of public buildings. They do this by providing a clear energy rating from A – G; A being the most efficient and G being the least. DECs are valid for between 1 and 10 years depending on the size of the building.

An On Construction Domestic Energy Assessor (OCDEA) assesses new build properties from plans. They also assess homes undergoing major refurbishment, extensions or other new building work that requires Building Control approval.
OCDEAs are qualified to:
- Calculate SAP ratings
- Produce Building Regulations submissions
- Produce Energy Performance Certificates (EPCs)
UK law requires an EPC to be produced every time a home is constructed, sold or rented and it is then valid for 10 years.
